Luxury residential tower comprising 22-storeys of whole floor apartments and 3 levels of basement carparking. The site is located adjacent to the beach requiring a fully tanked basement.
Project Issues:
- Inefficient core design
- Expensive transfer structures
- Insufficient carparking numbers
- Feasibility did not allow the project to proceed

Navigate Solutions:
- Redesign of the core resulting in a 17% reduction in Concrete and 36% less Reinforcement quantity
- Revised the core design so it can be built using a jumpform or stick build, whereas the original design could only be built using stick build
- Cost savings from the above structural changes paid for an additional level of basement carpark
- Carparking numbers achieved
- +$1 million improvement to the project feasibility resulting in the project proceeding

The Navigate team worked with the incumbent designers to challenge areas of the design that were inefficient and costly. The re-design of the core had minimal impact on the floor layouts, however had an exponential impact on the overall efficiency of the tower structure. By making the core layout more efficient, it allowed the core to work harder, ultimately resulting in the floor slabs to be more efficient and the expensive transfers in the lower levels to be eliminated.
The addition of another level of basement made sense as the excavation is in sand, resulting in a relatively quick and cost effective excavation.
The additional revenue from the new car spaces resulted in a nett $1 million improvement on the overall project feasibility, after taking into consideration the extra construction cost.
