Navigate was commissioned to complete a Construction & Buildability Review on the 30% Schematic Design prior to submission of the DA.

Review Includes:

  • a full assessment of the architectural design including building efficiencies and layouts
  • façade design review
  • peer review of high-level services designs
  • peer review of structural design (concrete and mass timber options)
  • a detailed review of bathroom pods
  • Preparation of site establishment and logistics plans identifying the number and locations of tower cranes and construction zones.

Opportunities Identified:

  • Rationalisation of façade and internal face of external wall resulting in reduction of 150mm of wall thickness around the perimeter of the building or 1,680m2 of GBA removed from the project, equivalent to $2-3 million saving
  • Simplification and modularisation of curtain wall façade to make it more cost effective and easier to install
  • Incorporation of industry standard-sized student accommodation bathroom pods into the design, resulting in 470m2 across the project being returned to apartment living space
  • Reduction of the floor-to-floor height from 3100mm to 3000mm resulting in a saving of 700mm in building height which equates to a saving of 1,120m2 of façade and structure and a $1 million saving
  • Review of structural design to reduce the number of columns on the floor from 35 to 30. This also resulted in less piles and inground works
  • Deletion of pile caps – columns to be poured directly onto piles saving time and cost
  • Identification of value engineering opportunities.
